Why Choose a Property Management Company vs. Doing it Yourself

Owning a home you live in is vastly different from owning a home you renters are living in. Many people who take on renting an investment property quickly learn how different it is.


The bottom line is that you want this home to generate revenue every month beyond your monthly expenses to run that home (mortgage, taxes, insurance...). That's a simple equation...right?


Here are some things you need to consider:

  • You need to find a quality tenant that will pay their monthly rent and utilities (utilities are usually the tenant's responsibility)
  • You need to ensure that the lease you use spells out your requirements for the tenant (i.e., pet allowances, HOA rules and restrictions, number of occupants authorized to live there, and rent payment requirements...)
  • You must address and resolve all tenant and neighbor complaints and issues.
  • If repairs are needed, you must contract with a licensed vendor and coordinate the repair with the tenant and vendor. You should be on site for the repair. You must negotiate the cost of repair and pay the vendor.
  • You need to ensure that the indoor air filters are correctly changed (at least every other month) to ensure the proper life of your HVAC system.
  • You will need to handle difficult tenants or tenants that are not paying or being disruptive to the area - if you have ever tried to evict someone, you understand this is not an easy undertaking.

  • We will place every candidate through a rigorous pre-screening process. Currently, we reject 2 out of every 4 candidates who do not meet our strict criteria.
  • Each potential candidate will be screened for:

         - full credit check - ensure a score of over 600

         - has no pending evictions

         - has no delinquent, past-due, or current collection accounts

         - name of ALL people who will live on the premises

         - any animals are pre-approved by the homeowner

         - employed with a credible company for over 1 year 

            (unless it's a company relocation)

         -validation of bank accounts that funds will be drawn on monthly

         - set-up ACH transfer process to ensure immediate monthly   

            payment of rent

One of our staff will meet the professional at your home to ensure that: 

          - what was reported broken is going to be fixed

          - review what will be required to fix the item

          - an estimate of work is provided

          - that estimate gets pre-approved by you 

              (the homeowner is responsible for all repair costs)

          - proper invoice is provided, and the vendor gets paid
