A rental application must be signed and processed for all prospective occupants 18 years of age or older. A non-refundable application fee of $50.00 must be paid for each applicant. All prospective occupants will be qualified on four (4) core criteria: 1) Income/Employment, 2) Credit, 3) Rental History, and 4) Criminal History.
GENERAL REQUIREMENTS
- A separate rental application must be completed, signed, and processed for every adult 18 years of age or older who will be living in the home.
- Each adult occupant must completely fill out and sign a rental application and meet all qualifying criteria.
- Per A.R.S. § 33-1317(F), occupancy is restricted to no more than two (2) persons per bedroom.
1. INCOME / EMPLOYMENT
- Household Income: The combined gross monthly income of all occupants living in the home must be at least three (3) times the monthly rent.
- Verification: Employment must be current and verifiable for a minimum of one (1) year. Verifiable income includes confirmation by employer, tax returns, or documentation of supplemental income (savings, social security, trust funds, etc.).
- Non-Occupant Co-signers: Co-signers: If the primary occupants do not meet the 3x income requirement, a non-occupant co-signer may be considered. The co-signer must demonstrate a gross monthly income of at least five (5) times the monthly rent and meet all other qualifying criteria.
2. CREDIT STANDARDS
- Credit Quality: Applicants must have at least 75% positive credit (on-time payments and no serious derogatory accounts).
- Automatic Denials (Credit):
- Charge-Offs: Any applicant with a "Charge-Off" account showing an outstanding balance will be denied.
- Collections: No active collection accounts are permitted (excluding medical, dental, or student loans).
- Bankruptcy: Any bankruptcy must be discharged for more than 12 months. Pending bankruptcies result in automatic denial.
- Co-signer Discretion: At Landlord’s sole discretion, a co-signer may be used for applicants with a "thin" credit file (limited history). A co-signer cannot be used to remedy active charge-offs or collections.
3. RESIDENCY / RENTAL HISTORY
- History: Must have a minimum of one (1) year verifiable rental or residence history.
- Standards: No more than two (2) late payments and no more than one (1) NSF in a 12-month period.
- Compliance: No non-compliance issues that resulted in non-renewal or eviction.
4. CRIMINAL HISTORY
- Not only must Applicant have acceptable credit history, additionally, all applicants must meet our Criminal History Criteria.
- Applicants that are registered sex offenders will be denied.
- Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses where no one was permanently injured or killed, must be at least 2 years old.
- Successful completion of any felony at least 2 years ago and no new criminal activity for at least 2 years before this application is also required.
- No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted.
- If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case-by-case basis.
GROUNDS FOR AUTOMATIC DENIAL
- Prior or pending eviction.
- Falsifying any information on the application.
- Monies owed to a previous landlord or apartment community.
- Foreclosures within the past three (3) years with an unresolved judgment.
MOVE-IN REQUIREMENTS & DEPOSITS
- Security Deposit: Standard deposit is equal to one month’s rent.
- Risk Mitigation: If an applicant fails to meet a specific criterion (at Management's discretion), a conditional approval may be offered requiring an increased security deposit not to exceed 1.5x the monthly rent per A.R.S. § 33-1321.
- Timeline: An executed lease, move-in funds, and possession of the home must be completed within seven (7) days of the home's availability.
PET QUALIFICATIONS & RULES
Criteria below do not apply to Assistive Animals.
- Age Limits: Large breeds (>30 lbs) must be over 5 years of age. Small breeds (≤30 lbs) must be over 2 years of age.
- Cats: Female cats must be fixed and declawed (or outdoor only). No male cats permitted.
- Restricted Breeds: Pit Bull, German Shepherd, Rottweiler, Doberman, and Chow must be approved by the Owner and carry an extra liability policy naming the Owner and West USA Realty as added insured parties.
- Responsibility: Tenants are responsible for all pet-related damages and must ensure pets do not disturb neighbors. Pets must be licensed and leashed in designated areas.
